As a real estate broker, I take a much closer look at condo communities than most visitors. Most of my buyer clients are not too enthusiastic about Bunker Hill area condos like Promenade West because it is a bit stodgy, outdated and boring compared to some of the loft buildings in Downtown Los Angeles. The flip side of that is that the building complex and neighborhood are more clean and safe that the other parts of Downtown, and have lots and lots of classic entertainment and arts right across the street at Walk Disney Concert Hall, Broad Museum and Center Theatre Group. The Promenade West Building has some of the highest monthly HOA dues of all Downtown condos, but that is because the building is at that age where it requires substantial maintenance, and the homeowners are very happy to keep the place meticulously clean and substantially updated. Besides missing pizzazz and 2018 style, the units generally lack private washer and dryers. To make up for that, there is a community laundry with two washers and dryers on every floor. The building gets 5 stars because of the top notch level of happiness of the owners, residents, staff and visitors thanks to a pleasant luxury atmosphere, highly trained long-term security personnel, and all of the luxury amenities such as swimming pool, hot tub spa, dry sauna, fitness center gym, community social room, meeting room, private parks, dog park, barbecues and large water feature.

It’s a nice building to live. The only thing I would say is to avoid unit 217. The landlord was a couple from HongKong. They delayed and added renovation during my stay(2020/08-2021/04.) I wish I knew them better and could avoid this place.
